Shoulder Season Dates

Available: April, first 2 weeks in May, last 2 weeks in October

  • 7 day / 6 night stay in 17th century remodeled stone farmhouse in Umbria, Italy during shoulder-season

  • 10 acres of land with fruit and olive trees

  • The property boasts the main stone villa with full kitchen + 2 separate apartments by the swimming pool

  • 3 private bedrooms (1 European king bed + 2 European Queen beds)

  • 3 extra European double sofa sleepers

  • For a total of 12 guests when using all available bedding

  • 3 bathrooms + 1 half bathroom

  • Swimming pool seasonally open from mid-May to end-October

  • 1 hour north of Rome / 2 hours south of Florence

  • Easily reachable by rental car via the main A1 freeway

  • 5 minutes away from local train station for day trips during the holiday

  • The possibility to add various culinary and cultural tours and activities from a list of offerings (a la carte experiences of your choice)

Auction parameters:

  • All transactions are in Euro, payable via international wire transfer to Italian bank account, or via credit card (all brands accepted online via secure payment portal)

  • Offered is the availability to wire transfer funds to a US bank if requested (the equivalence in Euro)

  • The reserve payment to Casale Delle Querce is due within 14 days of date of Auction

  • The winning bidder is to contact Casale Delle Querce in a timely manner in order to reserve the preferred holiday week and to assure preferred date availability

  • The winnings are to be enjoyed within 365 days (1 year) of date of Auction (after which time all moneys are forfeited OR the reserve amount will be adjusted to future years’ new rates)

  • The reserve price is as follows:

    • €2600 for off season week:

      • November, December, January, February, March

      • Excluding Christmas and over New Year’s, both of which fall under the category of high season

    • €3000 for shoulder season week:

      • April, first 2 weeks in May, last 2 weeks in October

    • €3500 for high season week:

      • Last 2 weeks in May, June, July, August, September, first 2 weeks in October, Christmas and over New Year’s

  • Bid winner may add more nights before and after the chosen auctioned week on an additional nightly fee basis (based on availability)

  • One week stay means: 7 days/6 nights

  • Short term rental agreement to be signed upon reservation of dates

  • Cautionary deposit to be paid upon check in (€500) and returned upon check out pending no damages nor excessive housekeeping needs

  • Bid winner will have access to a list of available extra activities and products (such as a private wine tasting, a private cooking class, a half day excursion to nearby vineyards, groceries delivered upon check in for convenience, mid-week housekeeping, etc); bid winner may purchase and add these and other options separately at will (based on availability)

  • Casale Delle Querce is equipped with 3 private bedrooms organized as follows:

    • Main villa with European king mattress for 2 upstairs (+ sofa sleeper for 2) - 2 to 4 guests

    • Pool apartment #1 with European queen mattress for 2 (+ sofa sleeper for 2) - 2 to 4 guests

    • Pool apartment #2 with European queen mattress for 2 (+ sofa sleeper for 2) - 2 to 4 guests

  • The max number of guests allowed on promises by law:

    • Up to 12 guests (3 couples + their children) if ALL beds are used (beds + sofa sleepers)

    • Up to 6 guests (3 couples) if ONLY the beds are used (1 European king, 2 European queen)

  • Welcome basket with local bottle of wine + light snacks and local sightseeing guide, included

  • Final cleaning is a mandatory €100 cash payment due upon check out
